Fees to landlords

We believe in being forward and transparent with the cost of moving home and ensure you have all information needed.

All our fees are in line with government guidelines. Please see below our full schedule of fees for landlords.

Letting and management service:
Charged as a percentage of gross rental income for the full term of the agreed tenancy and is set out as follows:
  • Let only service – 12%
  • Let and rent collection – 14.4%
  • Fully managed service – 18%
  • Inclusive management service – 24%
  • HMO management service – 20.4%
Renewal fee
Renewal fee is charged for each service above at the original rate discounted by 1.2% and remains at that level for all subsequent renewals or extensions
Set-up fee
£360 to cover referencing, verification of documents supplied by prospective tenants, Right to Rent checks, preparation and execution of legal documentation including tenancy agreement
Inventory fee
£240 to arrange a full inventory of the property and its contents, carried out by an independent inventory clerk
Check-out fee
£180 to arrange a check-out inspection at the end of the tenancy, carried out by an independent clerk based on the initial inventory report
Deposit registration fee
£60 for managed service; £90 for let only & rent collection service – to register the tenants’ security deposit with TDS
EPC

£130 to arrange an Energy Performance Certificate for the property

Gas safety certificate
£130 to arrange a gas safety certificate
Boiler Service
£120 to arrange a gas boiler service
Gas safety certificate and boiler service
£180 to arrange a gas safety certificate and boiler service
EICR
To arrange an Electrical Installation Condition Report at the cost of:
  • Studio, 1 bed or 2 bed property – £240
  • 3 bed property – £270
  • 4+ bed property – £300
Court attendance
£72 per hour. Should we be required to attend court on behalf of the landlord, the above fee will be charged plus any out-of-pocket expenses incurred
Insurance claim administration
£240 to arrange works in relation to an insurance claim. To obtain competitive quotes, inspect the works upon completion and liaise with all parties
Tax remittance for overseas landlords
£350 per annum to process quarterly and annual tax returns and provide annual tax certificates to non-resident landlords who do not hold a valid exemption from HMRC
Serving of notice
£90 to serve the appropriate notice at the landlord’s request
Licence application
£144 to apply for a licence under Selective Licensing scheme plus cost of application
PAT testing
£150 to arrange PAT testing
Fire detection service
£200 to arrange service of fire detection system
Please note that all our fees are inclusive of VAT at the prevailing rate.

Fees to tenants

Holding Deposit (per tenancy): One week’s rent.
This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under £50,000 per year): Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy. Rent of £50,000 or over per year): Six weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request)
£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request)

£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
